- Prices are subject to change at any time.
- The guest can cancel, free of charge until 7 days before arrival.
- The guest will be charged the total price of the reservation if they cancel in the 7 days before arrival.
- No refunds given for early departure.
- During peak times refunds given at the discretion of management.
- Damages and extra cleaning will be charged back to the guest.

Summer Office Hours: Ist October 30th April. 8.30 until 9pm
Winter Office Hours: 1st May to 31 Sept : 8.30 until 8pm.
IMPORTANT INFORMATIONYou must show a Valid Credit Card upon check in. This credit card must be in the same name as the guest's name on the booking confirmation (Debit Cards owners, will need to pay bond).
Please note: This property accepts the following forms of payment. Visa, Mastercard, Eftpos or cash. This property does not accept America Express credit cards.

Please Note : all beds have fitted bottom sheets, pillows and pillowslips. Cover sheet, Duvets, and towels are at additional charge. All rooms except the SMITHY require guests to supply their own Duvets,and towels or hire them.
Guests under the age of 21 can only check in with a parent or an official guardian. The legal guardian must provide ID and photo.
This property has a strict "NO Party Policy" guests who do not comply with these conditions will have their booking cancelled, without refund.
Pets are allowed: please notify ahead of time if you have pets, for rules regarding pets. Charges will apply.
